COMPARE THE DETAILS THAT MATTER

Four programs.
Different requirements.

These are selected features, not a complete eligibility checklist or a loan offer. Sasha will confirm current availability and the full requirements for your scenario.

The headline does not apply to every program. Silver and Teal have eligible paths to 100% financing. Pink requires a down payment and has different profession, property and income rules. Every option requires full qualification; the lowest credit threshold and highest financing level cannot be assumed to apply together.

Silver, Teal and Pink are lender program names. Each has its own eligibility rules. These examples are educational; a personal review confirms availability and the complete requirements.

A BROADER PROFESSIONAL LIST

Doctor Loan Silver

A path to explore for physicians and a range of eligible healthcare professionals.

Professions
MD, DO, DDS, DMD, PharmD, DVM/VMD, DPM, PA, NP and OD; CRNAs with DNAP or DNP. Eligible residents, fellows and interns may qualify.
Home & purpose
An eligible one-unit primary residence for a purchase or rate-and-term refinance. Second homes, investment properties and cash-out are outside this program.
Financing feature
Up to 100% financing with no mortgage insurance may be available on eligible scenarios. Closing costs and reserves can still apply.
Credit & review
The published overview lists a 700 minimum credit score. Full manual underwriting applies; the score alone does not establish eligibility.
Someone helping you qualify
Non-occupying co-borrowers are not permitted. Eligible gift funds may help with cash needs under the program’s documentation rules.
Money kept after closing
At least two months of the subject housing payment in eligible reserves. Future income and other financed properties can require more.

Silver guidelines dated September 30, 2026; public product overview reviewed October 26, 2026.

A DIFFERENT CO-BORROWER PATH

Doctor Loan Teal

An option to explore when eligible medical income, a new contract or help from a non-occupying co-borrower shapes the plan.

Professions
MD, DO, DDS, DMD, PharmD, DVM/VMD and DPM; CRNAs with DNAP or DNP; eligible residents, fellows and interns. PA, NP and OD are not on the supplied Teal list.
Home & purpose
An eligible one-unit primary residence for purchase or rate-and-term refinance. Second homes and investments are outside this program.
Financing feature
Up to 100% financing with no mortgage insurance may be available. A 680 score is the public starting threshold, with the complete scenario subject to underwriting.
Someone helping you qualify
A non-occupying co-borrower may contribute up to half of the total qualifying income. This is an income-share rule, not a financing percentage.
Income details
Future eligible employment may start within 150 days of the note date. The separate new-contractor path has a 60-day start window and specific contract and expense requirements.
Money kept after closing
Reserve tiers vary with loan size and financing level. Future income and other financed properties add requirements. Ask for the complete scenario calculation.

MORE PROFESSIONS & A SECOND-HOME OPTION

Doctor Loan Pink

A separate program for a broader professional list. A down payment is required; the homepage’s 100% financing feature does not apply to Pink.

Professions
Includes MD/DO, dental, pharmacy, veterinary and podiatry professionals, plus RN, PA, NP, CNS, DC and CRNA designations. Optometrists appear on the public lender list; exact credentials require confirmation.
Home & purpose
Eligible primary residences or second homes for purchase or rate-and-term refinance. Do not apply the primary-home financing claim to an investment property.
Financing feature
A down payment is required, with no mortgage insurance on eligible loans. The public starting credit threshold is 700. Full credit, income and property review applies.
Someone helping you qualify
Non-occupying co-borrowers may be eligible, with a lower financing cap. This differs from Teal’s income-share rule.
Income details
Eligible future employment may start within 180 days of the note date; new contractors still have a 60-day window. A partial year of prior 1099 tax reporting has its own income calculation.
Money kept after closing
The supplied guidance requires two months of housing-payment reserves above $2 million. Future income adds gap reserves. Do not assume every lower loan amount has no reserve requirement.

Pink guidance supplied to Team Windes; public lender overview reviewed October 26, 2026. Credential wording and full financing limits require confirmation.

ANOTHER PATH TO COMPARE

FCM/AMB Medical Professional

Different income, co-borrower and reserve rules may make this program worth reviewing.

Professions
MD, DO, DDS, DMD, PharmD, DVM/VMD and DPM; CRNAs with DNAP or DNP; NPs with MSN or DNP. Eligible residents, fellows and interns may qualify.
Home & purpose
An eligible one-unit primary residence for a purchase or rate-and-term refinance. Property and transaction requirements apply.
Credit & review
A 680 score is the entry point for certain scenarios. Larger loans or higher financing levels can require a higher score. Manual underwriting applies.
Someone helping you qualify
A non-occupying co-borrower may contribute up to half of the total qualifying income, subject to the remaining requirements.
Money kept after closing
The base schedule ranges from zero to six months, depending on loan size and financing level. Future income and other financed properties can require additional reserves.

Lender guidelines effective October 12, 2026, reviewed October 25, 2026. Current guidance supersedes older training materials.

An eligible professional must supply qualifying income from that profession. Loan size, credit, financing level, residency status, property and documentation can change the available terms. “Reserves” are eligible assets remaining after closing; they are separate from closing costs. A low base reserve requirement does not mean no cash is needed.
