The basicsWhat is a physician home loan?+
A mortgage designed for eligible medical professionals whose finances may include lengthy training, student debt or a new employment contract. Selected programs offer high financing levels and no mortgage insurance. Each lender sets its own rules; your degree alone does not guarantee approval.
The basicsHow does the physician-loan process work?+
Start with your career, income arrangement, home goals and timing. Sasha reviews possible paths, then guides you to a secure application. You compare written terms, choose a home and complete income, asset, credit and property review before closing. The consultation form is only the first conversation.
The basicsIs this a government benefit or special grant for doctors?+
The physician programs discussed here are lender mortgage products, not grants or automatic professional benefits. You repay the loan, and the lender must approve your financial profile and the property. The site is not affiliated with a government agency.
The basicsDo I have to be a first-time buyer?+
The reviewed Silver program is not limited to first-time buyers. A move-up buyer or eligible homeowner refinancing a primary residence may also be considered. Existing mortgages and other financed properties can affect debts, reserves and eligibility.
The basicsIs a physician loan always my best option?+
No. Compare it with conventional, jumbo, FHA or eligible VA financing. A smaller down payment preserves cash but leaves a larger balance to repay. No mortgage insurance does not necessarily mean the lowest overall cost. Your timeline and priorities belong in the comparison.
Who qualifiesWhich medical professionals may qualify?+
Silver lists MD, DO, DDS, DMD, PharmD, DVM/VMD, DPM, PA, NP and OD professionals, plus CRNAs with a DNAP or DNP. Eligible residents, fellows and interns may be considered. At least one borrower must qualify using income from an eligible profession. Other programs have different lists.
Who qualifiesCan residents, fellows and interns apply?+
Yes, if the degree, employment and other requirements of the selected program are met. Training income and a future attending contract can follow different rules. Review the income being used, student-loan treatment, start date and cash reserves together.
Who qualifiesWhat about nurse practitioners, PAs and CRNAs?+
They should not assume they are excluded. Silver lists NPs and PAs, and requires a DNAP or DNP for CRNAs. FCM/AMB lists NPs with an MSN or DNP and qualifying CRNAs. Your exact credential and income need a program-specific review.
Who qualifiesWhat credit score do I need?+
Public starting thresholds are 700 for Silver and Pink and 680 for Teal. Some FCM/AMB scenarios also begin at 680. Higher requirements can apply with loan size and financing level. These are starting thresholds, not approval promises. Credit history, debts, income, reserves and property requirements still apply.
Who qualifiesCan my spouse or a parent help me qualify?+
Tell Sasha whose income you want to use and who will live in the home. Silver does not allow non-occupying co-borrowers. Teal and FCM/AMB limit their contribution to half of total qualifying income. Pink applies a different financing cap. A documented gift is different from joining the loan.
Who qualifiesDo I need to be a U.S. citizen?+
Not necessarily. Silver includes eligible permanent and non-permanent residents with required documentation and U.S. employment or related schooling history. Non-permanent resident transactions have a lower maximum financing level than the headline offer. Ask for an individual review of lawful residency and employment documentation through a secure channel.
Who qualifiesWhat if my profession or situation is not on the list?+
The programs shown are selected examples. A different home-loan product may fit your income, credit and property plans. Share your professional designation and what you are trying to do; Sasha can review available alternatives without treating this list as a decision about your application.
Income & student loansCan I qualify if I just became a 1099 contractor?+
Silver has a specific path for eligible medical professionals with less than 12 months of contractor earnings and none of those earnings on their most recent tax return. The signed contract must support minimum expected income and the required expense conditions. It is not a blanket waiver of income history.
Income & student loansWhat if I own a practice or already file self-employment income?+
That requires a different review from a newly signed medical contract. Silver requires two years of personal and applicable business returns with at least 12 months of self-employment income reported. A year-to-date profit-and-loss statement is required for note dates after April 30. Other documentation and lender requirements apply.
Income & student loansCan I close before my new job starts?+
Silver and Teal allow eligible future employment up to 150 days after the note date; Pink allows up to 180 days. The medical contractor path has a separate 60-day window from closing. Signed agreements, acceptable contingencies, verification and extra reserves apply. These are start-date limits, not promised closing times.
Income & student loansAre my student loans ignored?+
No blanket exclusion applies. Silver’s exception covers specified deferred, forborne or documented $0 income-driven payments only for an eligible resident or fellow qualifying with that training income. Otherwise its standard student-loan rules apply. Being in training today while qualifying on attending income is a different scenario.
Income & student loansCan bonuses, extra shifts or declining income be used?+
The lender must establish stable, supportable qualifying income. Silver requires a two-year history for bonus or commission income. Declining income needs explanation and documentation and can reduce the amount used to qualify. Gross contract rates and projected extra shifts are not automatically qualifying income.
Costs & cashDoes 100% financing mean I bring no money to closing?+
No. On an eligible transaction, 100% financing can eliminate a down payment, but closing costs, prepaid items and reserves can still be required. The approved financing level also depends on the loan amount, credit, property and other program requirements. Ask for your complete cash plan.
Costs & cashDoes no mortgage insurance mean no insurance payment?+
No. The selected physician programs may waive mortgage insurance, but homeowners insurance and property taxes remain part of your housing costs. HOA dues or other assessments may also apply. Include the whole payment when deciding what feels comfortable.
Costs & cashHow much can I borrow with a physician loan?+
Your qualifying income, monthly debts, credit, available funds and the property all affect the answer. Each program also has a loan-size and financing matrix. A published maximum is not your personal borrowing limit or a comfortable budget. Sasha can review both the lender calculation and your cash priorities.
Costs & cashWhat costs should I plan for besides the down payment?+
Ask for an itemized estimate covering lender and third-party charges, prepaid items and any initial escrow deposits. Cash to close also reflects credits and deposits already paid. Set aside a separate moving and home-maintenance budget; those personal expenses are not a mortgage fee quote.
Source: CFPB: reading a Loan Estimate ↗Costs & cashWhat are reserves, and how much do I need?+
Reserves are eligible assets remaining after closing. Silver starts with two months of the subject housing payment, with additional amounts for future income and other financed properties. They are separate from cash to close. Silver does not allow borrowed funds for reserves; acceptable assets and other programs’ rules vary.
Costs & cashCan gift money or seller credits help?+
Possibly, with documentation and program limits. Silver allows eligible gifts and caps interested-party contributions at 3%. A seller credit is not money to spend without restriction, and gifts have donor and sourcing requirements. Review the proposed arrangement before writing it into your offer.
Costs & cashWhat is the current physician-loan rate?+
This site does not publish a universal rate. Pricing depends on the lender, loan structure, timing and your scenario. Request a current written quote with APR, fees and lock terms, then compare the overall cost. A quote is not automatically a rate lock.
Source: CFPB: rate locks ↗Costs & cashHow do I compare two loan offers fairly?+
Use the same assumptions where possible. Review the interest rate, APR, points or credits, lender charges, cash to close and projected payment. Ask why costs differ and how the choice fits your expected time in the home. A physician label alone does not determine value.
Source: CFPB: reading a Loan Estimate ↗Costs & cashWhat should California buyers know about property taxes?+
A purchase can trigger reassessment and supplemental tax bills in addition to the regular bill. The seller’s tax amount may not reflect your future cost. Supplemental bills go to the owner even with an impound account; clarify who will pay them and budget for them.
Source: California BOE: supplemental assessments ↗The homeWhat kind of home can I buy?+
The reviewed Silver program is for an eligible one-unit primary residence. Qualifying condos may be considered, but property and project requirements apply. Manufactured homes, non-warrantable condos and two-to-four-unit primary properties are outside Silver. Have the specific property reviewed early.
The homeCan I buy a condominium?+
Potentially. Silver requires a warrantable condo, meaning the project must satisfy applicable lender requirements as well as your individual qualification. Ask your agent and loan team to address project documents, insurance and other review items early; a unit’s asking price does not establish project eligibility.
The homeCan I use this program for a vacation home or rental?+
Silver, Teal and the reviewed FCM/AMB program focus on primary residences. Pink also permits eligible second homes, with a required down payment and separate conditions. A vacation home and a rental are different uses. Tell Sasha your intended occupancy; do not apply the homepage’s 100% feature to Pink.
The homeAre physician loans available for refinancing?+
The reviewed programs include eligible rate-and-term refinances; Pink also allows eligible second homes. Payoff, seasoning, occupancy and other requirements differ. They are not cash-out programs. Whether refinancing makes sense depends on the new costs and terms as well as your existing loan.
The homeDo I have to sell my current home first?+
That depends on your full financial picture and the selected program. An existing mortgage can affect the debt calculation and reserve requirements even if you plan to rent the home. Explain the sale or rental plan before relying on a new purchase budget.
The homeWhen should I look into homeowners insurance?+
As soon as you are seriously considering a property, compare actual coverage and premium quotes and share them with the loan team. This is especially useful when the property has location-specific insurance concerns. A generic calculator estimate is only a planning input.
Source: California Department of Insurance: homeowners resources ↗Application & closingIs preapproval the same as final approval?+
No. Lenders use prequalification and preapproval terminology differently. Ask what has been verified, when the letter expires and what conditions remain. The property and complete file still require approval; a letter is not a guaranteed loan offer.
Source: CFPB: prequalification and preapproval ↗Application & closingWill the “See if I qualify” form affect my credit?+
This consultation form does not request a Social Security number or authorize a credit inquiry. It saves your request for Sasha’s personal review. A secure mortgage application, any credit authorization and lender underwriting are separate steps.
Application & closingWhich documents should I start gathering?+
Organize your employment contract or income records, degree or licensing information, asset statements and current debt details. Residency, new 1099 work and established self-employment need different documentation. Use the preparation checklist, then provide documents only through the secure channel your loan team gives you.
Application & closingWhen do I receive a Loan Estimate?+
For a mortgage covered by TRID, the lender generally must deliver or mail it within three business days of receiving the six application items. Supporting documents cannot be required first. This site’s brief consultation form is not that six-item application; Sasha can direct you to the secure application.
Source: CFPB: application and disclosure timing ↗Application & closingHow long does closing take?+
There is no single guaranteed timeline. It depends on the contract, underwriting, employment verification, valuation, title, insurance and any condo review. Ask for a realistic schedule before setting deadlines. For covered mortgages, you must receive the Closing Disclosure at least three business days before closing.

Yes. Sasha and Team Windes work with California home-financing inquiries statewide. Share where you are moving, your career stage and target dates. Individual lenders and properties still have their own requirements. Meetings at an office can be arranged directly.
The basicsHow are Silver, Teal and Pink different?+
Silver has a broad medical-profession list and no non-occupying co-borrowers. Teal has a narrower designation list and a co-borrower income-share pathway. Pink adds professions and eligible second homes, but requires a down payment. Income, reserves, property and financing limits differ; compare the actual program for your situation.
Who qualifiesCan registered nurses, clinical nurse specialists or chiropractors qualify?+
They appear on Pink’s supplied professional list. Pink requires a down payment and has its own underwriting rules; do not assume the homepage’s 100% financing feature applies. These professions are not listed in the supplied Silver or Teal eligibility lists. Ask Sasha to confirm your exact credentials and available options.
Income & student loansWhat if I already reported part of a year of 1099 income?+
Pink has a specific partial-year pathway: tax returns are required, qualifying income is calculated for the period reported, and that calculation must support the employment contract. Silver and Teal’s new-contractor paths instead require no such earnings on the most recent return. The programs are not interchangeable.
Income & student loansCan one year of self-employment tax returns be enough?+
Possibly under a qualifying Teal or Pink scenario, but it is not a universal one-return rule. Their guidelines align the number of returns with applicable Fannie Mae requirements and require at least 12 months of reported self-employment. Silver has its own two-year return requirement. Additional current-income documentation can be needed.
Income & student loansCan a residency or fellowship housing allowance count?+
Teal and Pink may count an eligible training-program allowance paid directly to you, subject to documentation and continuation requirements. A rent credit or a payment made directly to a third party is different. Ask the loan team to review the allowance with the training income used to qualify.
Application & closingWhat is the easiest first step?+
Request a personal review or call or text Sasha. Start with your profession, how you are paid, where you want to buy and your timing. You do not have to upload financial documents to ask a question, and you are not committing to a loan.
Program answers refer to the selected Silver, Teal, Pink and FCM/AMB examples. Full lender requirements and current availability control. A website answer does not determine your eligibility.
