Can you buy before your new medical job starts?

Two timelines to understand

Silver, Teal and the reviewed FCM/AMB program allow eligible future employment up to 150 days after the note date. Pink allows up to 180 days. The medical contractor/1099 path instead requires work to start within 60 days of closing. These are program limits, not guaranteed closing timelines, and the appropriate path depends on how you earn your income.

A complete, signed agreement matters

• Your title or position, the employment start date and compensation.
• At least 12 months of compensation supported by the agreement.
• Only the program’s permitted licensing and standard administrative contingencies.
• Employment verification and any additional lender conditions.

Set aside cash for the gap

Future-income qualification requires eligible reserves for the months between the note date and the start date, in addition to the normal program reserve requirement. Include principal, interest, property taxes, homeowners insurance and applicable assessments. A partial month rounds up to a full month for this calculation.

An illustration, not a loan quote

If the note date is June 16 and employment starts September 2, plan on three months of housing-payment reserves for the gap. Under Silver, that is in addition to its two-month baseline, before any other financed-property requirement. Closing costs are a separate part of your cash plan.
