Physician Loan Advisor is an educational resource from Sasha Windes and Team Windes at Local Lenders Group. Content was prepared October 25, 2026. The public UWM product overview was rechecked October 26, 2026. Availability and individual eligibility are confirmed during a lender review.
How to use our guidance
Physician mortgage programs are not standardized. Our guides explain questions to ask and common program features. They do not quote current rates, promise approval or imply access to every lender’s products.
Program-specific guidance
Our program comparison and related guides draw on Doctor Loan Silver guidelines dated September 30, 2026, supplied to Team Windes, together with UWM’s public product overview reviewed October 25, 2026. Teal and Pink explanations use additional guidance supplied to Team Windes, checked against the public product overview on October 25, 2026. The supplied Teal and Pink excerpts did not include effective dates; Sasha will confirm current requirements for each file. The FCM/AMB Medical Professional discussion uses its guidelines effective October 12, 2026. Current lender guidance takes precedence over older training presentations.
We write our own borrower-facing explanations. Training slides and full underwriting manuals are not republished here. These summaries cover selected features and do not replace the complete lender requirements or an individual review. In particular, professional eligibility, future salaried income and contractor income have distinct requirements.
UWM’s public doctor-loan overview ↗
FCM/AMB’s August 10, 2026 program update added nurse practitioners with an MSN or DNP. Its October guidelines reflect that change. Some reserve thresholds and individual file requirements need direct lender confirmation; we do not turn those into automatic eligibility results.
Buyer questions and the closing process
Our FAQ center and process guide use primary consumer resources from the CFPB, Fannie Mae, the California State Board of Equalization and the California Department of Insurance. These explain general concepts; program-specific overlays still apply.

Client testimonials
Jose H.’s physician-loan review and the excerpts from Loretta M., Daniel M. and Deanna A. come from Team Windes’ Google reviews, checked October 25, 2026. Excerpts retain the reviewers’ wording. The displayed excerpts focus on service and the physician-loan experience. We do not use his historical rate comparison as an advertised rate or typical pricing claim. The other reviews describe broader mortgage services. We do not present reviews as a guarantee of results.
